Our Process -

Sterne Design is a creative architecture studio based in North Norfolk with over 12 years of experience. We can help you with any size architectural project and will guide you through the entire process from inception to completion.

We are committed to offering the highest level of service to all of our clients whether the project is for a small porch extension or a large scale development, both will be treated with the same priority. Please find below the services offered together with a small description.

01 - Measurement Survey

As we hope on every project, the free initial consultation will be a success and creative discussions will have taken place allowing us to work together on pin-pointing the exact details to form the ‘project brief’. Once approved, we will start by undertaking the measurement survey which will be tailored around each proposal. 02 - Production of Existing Plans

Taken from the measurement survey data, a copy of existing plans will be created and form an important part of any future planning application. Existing plans can also be produced as a standalone service if required.

03 - Concept Design / Feasibility Study & 3D Visualisations

During this stage we start to create concept drawings and hold discussions with regards to the proposed scheme. Hand sketches and 3D visualisations are presented to all clients no matter the size of project, to help with understanding and visualising the scheme. Simple two dimensional drawings are often not enough to truly appreciate the intricate detailing and layout. Amendments can then be made during our design meeting if deemed necessary as it is important each and every piece of the design is carefully considered and made right to meet our clients needs. During this stage we are also able to review costs by appointing a QS or reaching out to local Norfolk builders for preliminary cost estimates, ensuring the design is delivered to you on budget. The production of 3D visualisation can also be produced as a standalone service. Please refer to “VR/AR and interactive visualisations” & the integration of drones for more details on how this technology can form part of stage 3.

04 - Planning Stage / Developed Design

This is where we develop the initial conceptual design into a formal set of drawings which are adequate for planning submission. All relevant planning forms will be completed for you and we will then liaise with the planning department throughout, updating you as information is sent across.

05 - Building Regulations / Working Drawings

Technical Drawings are produced for the approved scheme, allowing a set of construction plans to be given to the chosen builder allowing work to commence on site. If you are unsure on which builder to choose, don’t panic as I can easily recommend multiple professional builders who I have used in the past on other projects. A building regulations application will also be submitted and dealt with on your behalf. In addition to this stage and if deemed desirable, we can start to look at putting together a detailed specification for the entire project, detailing every item right down to the type of light fitting and produce a schedule of works / formal tender documentation to be sent out for costing.

06 - On-site

On site assistance throughout the projects construction phase can be offered as part of our service.
